Few people give it a thought, and yet: between the commute, the shopping and the children's comings and goings, a roller garage door opens and closes three to five times a day. Every cycle works the motor, the springs, the barrel, the curtain fixings and the guide rails. Paris street dust, pollen from the wooded towns of the Yvelines and grit from the driveways of Essonne all build up in the rails; lubricants dry out; fixing screws work loose with vibration.

Cleaning and lubricating the guide rails and barrel

We dust down and degrease the guide rails, replace worn brush seals, then apply a dry silicone lubricant that does not trap dirt. The winding barrel, its end bearings and rollers are checked and greased; the curtain straps and locks are inspected one by one and replaced at the first sign of fatigue.

Checking the motor and the electrics

On electric doors we measure the current drawn by the tubular motor — an abnormal reading betrays early wear — and check for overheating, the condition of the capacitor, the electrical connections, the radio receiver and the range of the remote controls. If needed, we reset the limit switches so the bottom slat lands exactly flush with the floor.

Balance and geometry of the curtain

A misaligned curtain rubs on one side and tires its slats prematurely. We verify that the barrel is level, check the spring balance on manual doors, the parallelism of the guide rails and the flatness of the curtain, and re-adjust wherever necessary.

Testing the safety devices

This is the most important part of the visit: we test the safety brake (the device that catches the curtain if the barrel ever fails), the obstacle detection, the safety edge and photocells where fitted, and the manual override. A dated, signed intervention report is handed over — valuable for your home insurance and, in a co-owned building, for the managing agent's liability file.

Co-ownership and managing agent plan

Communal car-park doors, cycling through dozens of openings a day, fall under the French decree of 12 November 1990, which makes a six-monthly service of automatic garage doors in residential buildings compulsory. For managing agents and building managers in Paris, Boulogne-Billancourt, Courbevoie, Montreuil, Vitry-sur-Seine or Cergy we offer twice-yearly contracts with an up-to-date maintenance logbook, corrective work at preferential rates and a dedicated on-call line. How often should a roller garage door be serviced?

One annual visit is enough for a privately owned door in domestic use. For communal doors in co-owned buildings, French regulations require two visits a year, recorded in a maintenance logbook.

Is servicing compulsory for a car-park door in a co-owned building?

Yes: the decree of 12 November 1990 imposes a six-monthly service on automatic garage doors in residential buildings, with a logbook kept up to date. The managing agent is liable if an accident occurs on an unserviced door.

What are the signs that a door needs a service?

New noises (squeaking, clattering), a slower rise, a curtain that rubs or stops mid-travel, a remote control with shrinking range: all symptoms of wear that a servicing visit corrects before they turn into a breakdown.

Does the maintenance contract cover emergency repairs?

The contract covers the preventive visits, the report and priority call-out; repairs remain chargeable, but at preferential rates and with a discount on parts. You are always informed, and the quote approved, before any work.
